Renting at Next White? Read This First

Renting at Next White? Three things to know before you pay.

1. Your elevator is not your landlord's to give

The elevators only stop at residential floors for holders of a chip. The chips come from the building's management, the Next Group, at the reception, on its terms. It can refuse, and has refused, to issue or renew one because of bills it says landlords owe, under a contract it coerces them to sign. They don't care about you or your landlord, even if you have a child or cannot climb the stairs1. And access through the stairs may not be available either.

Next announced the chips in 2025 and introduced them in July 2026, to unlawfully collect debts that it determines itself, even from owners that did not sign. This is what it looks like, in an owner's words:

"I personally climbed up at 00:05 with my child. A new month had begun and it hadn't been paid yet. Reception wouldn't renew my chip because of the debt :)"

I own two apartments on the 16th floor and have had no elevator access since July 1, 2026. I carried my groceries and water up the stairs.

2. Nothing gets to your door without the reception

Couriers, food deliveries and visitors cannot come up without a chip. An owner states she dresses her two small children to go down for every delivery. Reception refuses to accept parcels.

3. The service is what it is

Owners pay Next for cleaning, security and a reception. They report dirt in the entrance for a week, a car damaged in the parking lot while security did nothing, and a power cut announced ten minutes after it began. There is no cleaning schedule; an owner reports the manager saying there is none in any Next building.

Before you pay

Ask your host, in writing, whether the apartment has valid elevator chips today and whether anything is owed to Next. Keep the answer. Get the chips at check-in, and read what you are asked to sign: Next manufactures consent in its contracts, and the standard chip receipt has a general waiver of claims.
